40 Year Fixed / Conforming and Jumbo

This loan is amortized over 40 years (480 months) resulting in a zero balance at the end of the loan. The interest rate remains fixed for the 40 year term of the loan resulting in a loan payment (principal and interest) that does not change. The monthly payments on this loan are somewhat lower than the 30 year term.

Term: 40 years  

40 Year Fixed - Interest Only Option / Conforming and Jumbo

This loan is amortized over 40 years (480 months). The interest rate remains fixed for the 40 year term of the loan. For the first 10 years (120 months) you have the option of paying only the interest portion of each payment resulting in a lower monthly payment for the first 120 payments. After the ten year period, the payments will go up so stat the loan can be paid of within the 40 year term of the loan.

30 Year Fixed / Conforming and Jumbo
This loan is amortized over 30 years (360 months) resulting in a zero balance at the end of the loan. The interest rate remains fixed for the 30 year term of the loan resulting in a loan payment (principal and interest) that does not change. This is the most common mortgage loan.

Term: 30 years  

30 Year Fixed - Interest Only Option / Conforming and Jumbo

This loan is amortized over 30 years (360 months). The interest rate remains fixed for the 30 year term of the loan. For the first 10 years (120 months) you have the option of paying only the interest portion of each payment resulting in a lower monthly payment for the first 120 payments. After the ten year period, the payments will go up so that the loan can be paid off within the 30 year term of the loan.

20 Year Fixed / Conforming and Jumbo
This loan is amortized over 20 years (240 months) resulting in a zero balance at the end of the loan. The interest rate remains fixed for the 20 year term of the loan resulting in a loan payment (principal and interest) that does not change. The interest rate is sometimes less that that of the 30 year fixed loan, usually about 1/8 percent less. The monthly payment for a 20 year fixed is not much higher than that of a 30 year fixed. The total interest paid over the 20 year life of the loan will be much less than that of the 30 year loan.

15 Year Fixed / Conforming and Jumbo
This loan is amortized over 15 years (180 months) resulting in a zero balance at the end of the loan.The interest rate remains fixed for the 15 year term of the loan resulting in a loan payment (principal and interest) that does not change. The interest rate is typically about 1/2 percent less than that of the 30 year fixed loan. While the monthly payment for a 15 year fixed is about 1/3 higher than that of a 30 year fixed, the total interest paid over the life of the loan will be less than half as much. Your equity will grow much faster with this loan.

10 Year Fixed / Conforming and Jumbo
This loan is amortized over 10 years (120 months) resulting in a zero balance at the end of the loan.The interest rate remains fixed for the 10 year term of the loan resulting in a loan payment (principal and interest) that does not change. This loan is not very common and results in an appreciably higher monthly payment than the above options.

7 Year Balloon / Conforming and Jumbo
This loan is amortized over 30 years (360 months) resulting in a zero balance at the end of the loan.The interest rate remains fixed for a 7 year term of the loan then adjusts after 84 months - resulting in a loan payment (principal and interest) that may change. The interest rate is typically less than that of the 30 year fixed loan.

Term: 7 years  

5 Year Balloon / Conforming and Jumbo
This loan is amortized over 30 years (360 months) resulting in a zero balance at the end of the loan.The interest rate remains fixed for a 5 year term of the loan then adjusts after 60 months - resulting in a loan payment (principal and interest) that may change. The interest rate is typically over 1 percent less than that of the 30 year fixed loan.

Term: 5 years  

10/1 ARM / Conforming and Jumbo
This loan is amortized over 30 years (360 months) resulting in a zero balance at the end of the loan.The interest rate remains fixed for a 10 year term of the loan then adjusts after 120months - resulting in a loan payment (principal and interest) that may change. The rate can adjust every year after the 10 year fixed term, typically with a lifetime adjustment cap of 5% - 6%.

7/1 ARM / Conforming and Jumbo
This loan is amortized over 30 years (360 months) resulting in a zero balance at the end of the loan.The interest rate remains fixed for a 7 year term of the loan then adjusts after 84 months - resulting in a loan payment (principal and interest) that may change. The rate can adjust every year after the 7 year fixed term, typically with a lifetime adjustment cap of 5% - 6%.

This loan is amortized over 30 years (360 months) resulting in a zero balance at the end of the loan.The interest rate remains fixed for a 5 year term of the loan then adjusts after 60 months - resulting in a loan payment (principal and interest) that may change. The rate can adjust every year after the 5 year fixed term, typically with a lifetime adjustment cap of 5% - 6%.

This loan is amortized over 30 years (360 months) resulting in a zero balance at the end of the loan.The interest rate remains fixed for a 5 year term of the loan then adjusts after 36 months - resulting in a loan payment (principal and interest) that may change. The rate can adjust every year after the 3 year fixed term, typically no more than 2% per year with a lifetime adjustment cap of 5% - 6%.

1/1 Year Arm / Conforming and Jumbo
This loan is amortized over 30 years (360 months) resulting in a zero balance at the end of the loan.The interest rate remains fixed for a 1 year term of the loan then adjusts after 12 months - resulting in a loan payment (principal and interest) that may change. The rate can adjust every year after the 1 year fixed term, typically no more than 2% per year with a lifetime adjustment cap of 6%.

FHA - Fixed Rate

FHA 30 Year Fixed - This loan is an FHA insured loan that is amortized over 30 years (360 months) resulting in a zero balance at the end of the loan. The interest rate remains fixed for the 30 year term of the loan resulting in a loan payment (principal and interest) that does not change.

FHA 15 Year Fixed - This loan is an FHA insured loan that is amortized over 15 years (180 months) resulting in a zero balance at the end of the loan. The interest rate remains fixed for the 15 year term of the loan resulting in a loan payment (principal and interest) that does not change. While the monthly payment on a 15 year fixed rate mortgage is usually about 30% higher than a 15 year, the total overall paid over the life of the loan is much lower than on a 30 year fixed.

FHA - ARMs

These loans are FHA insured loans amortized over 30 years (360 months) resulting in a zero balance at the end of the loan. The interest rate on an ARM (adjustable rate mortgage) often is less than a fixed rate loan.

1 Year ARM - the interest rate remains fixed for a 1 year term then adjusts after 12 months - resulting in a loan payment (principal and interest) that may change. The rate can adjust every year after the 1 year fixed term, no more than 1% per year with a lifetime adjustment cap of 5%.

3/1 ARM - the interest rate remains fixed for a 3 year term then adjusts after 36 months. The rate can adjust every year after the 3 year fixed term, no more than 1% per year with a lifetime adjustment cap of 5%.

5/1 ARM - the interest rate remains fixed for a 5 year term then adjusts after 60 months. The rate can adjust every year after the 5 year fixed term, no more than 1% per year with a lifetime adjustment cap of 5%.

VA - Fixed Rate

This loan is a VA insured loan available to Veterans and active duty personel. It offers 100% financing and is available in 30 Year Fixed, 15 Year Fixed and 3/1 ARMs.

30 Year fixed is amortized over 30 years (360 months) resulting in a zero balance at the end of the loan. The interest rate remains fixed for the 30 year term of the loan resulting in a loan payment (principal and interest) that does not change.

15 Year fixed is amortized over 15 years (180 months) resulting in a zero balance at the end of the loan. The interest rate remins fixed for the 15 year term of the loan resulting in a loan paymnet (principal and interest) that does not change. While the monthly payment with a 15 year fixed is usually about 30% higher than a 30 year fixed, the total payments over the life of the loan will be much less with a 15 year fixed mortgage.

Maximum Amount: $333,700

VA - ARMs

3/1 ARM - an adjustable rate mortgage available to Veterans and active duty personel offering 100% financing. The rate is fixed for a 3 year period then can ajust up or down every year thereafter for the remainder of the loan.

Lot Loans
A lot loan is used to purchase land (a lot) for future contruction. We offer stand alone lot loans or lot loans combined with a construction loan with only one closing. Call for details.

Construction Loans
We offer both 'one step' (one closing for both the contruction and the end loan) and 'two step" (separate contruction loan and end loan) products with either fixed or variable rates. We can taylor a contruction loan to your requirements, including a 'stated' income contruction loan. Please call for details.

Bridge Loans
A bridge loan is used to pull equity out of you existing home that is either sold or listed for sale but will not close until AFTER the purchase of your new home. This is used for the downpayment on your new home purchase. Please call for details.

100% Financing
No money down options are available to veterans with VA loans. There are many programs available to 'non vets' with various convention programs for borrowers who meet the requirements. We are even able to offer, to qualified buyers, 100% financing on investment one and two unit properties. Please call for details.

Reverse Equity Mortgage
A Reverse Equity Mortgage is a loan that allows you to convert some of the equity in your home into cash while you retain home ownership. The minimum age requirement is 62. Rather than making monthly payments to your lender, the lender pays you with several payment options: a lump sum which can be used for any purpose, in monthly payments for life, as a line to draw on as needed or in combination of these options. Unlike conventional home equity loans, these loans do not require any repayment of principal, interest, or servicing fees for as long as you live in your home.
